Structural drying, metered rather than guessed.

Extraction is the first few hours. Drying is the days after it, and it is the part that decides whether the floor is saved. Equipment stays in place and gets metered daily until the readings say the structure is dry, not until it feels dry.

Air movers and dehumidifiers do two different jobs.

Air movers create rapid airflow across wet surfaces, which lifts moisture off them and into the air. Dehumidifiers pull that moisture back out of the air so the surfaces can keep releasing it. Run one without the other and you can make things worse.

Air movers alone, in a small enclosed room, can actually slow drying: they raise the humidity faster than they evaporate surface moisture, and once the air is saturated nothing further comes out of the floor. That is why the room gets assessed and the combination gets matched to the space and the severity, rather than a fixed number of fans being dropped off.

"Feels dry" is not a measurement.

A surface that feels dry to the hand can still be holding significant moisture underneath, and carpet dries from the top down, which makes touch the least reliable test available. Readings are taken daily and the equipment stays until they say the structure is dry.

This is also what makes the drying stage defensible to an insurer. A daily record of readings is evidence; an opinion that it looked fine is not.

What usually gets saved, and what usually does not.

Carpet reached early after a clean-water loss can often be dried in place and cleaned afterwards. The underpad beneath it usually cannot: the cushion is designed to be soft and absorbent, so it holds water long after the carpet above it feels dry, and it generally comes out. Where the water was contaminated the answer changes entirely and neither layer is dried in place — what happens before the drying equipment goes in covers that call and the paperwork that goes with it.

Where carpet, underpad or drywall has been saturated for an extended period before anyone was called, replacing those materials is often the more realistic outcome than trying to restore them. We say so during the assessment rather than billing for days of drying on something that needs to go.

Drying is not the last step either.

Once the space is dry, carpet and the surrounding area usually need a full cleaning pass to deal with whatever the water left behind. That matters more after a contaminated-water event than a clean-water one. Drying is not the first step either: standing water has to come out before an air mover achieves anything, which is water extraction, and where the water arrived all at once it is usually flood cleanup that comes first. That final pass is ordinary hot water extraction at 250 PSI, finished with the same acid-side rinse used on every other job, so nothing is left in the pile to turn sticky later.

How long does structural drying take?

It depends on how much water there was, how long it sat, and which materials absorbed it. That is why the readings are taken daily rather than a duration being promised up front. What we can tell you is when the readings say it is finished.

Do you provide documentation for insurance?

Yes. We document the damage and the daily readings as we go, so the quote and the record support the claim. We are not able to advise on your policy or speak to your adjuster on your behalf.

Can I just run my own fans?

For a small spill on a hard surface, often yes. For anything that has reached carpet and underpad, household fans move damp air around without removing moisture from it, which is the job the dehumidifier is doing. That is the gap that lets a floor look dry and stay wet underneath.

Is the equipment noisy, and does it have to stay?

It is noticeable, and yes, it has to run continuously to work. Pulling it early because it is inconvenient is the most common way a dried floor turns into a mould problem three weeks later.
