Eight services, one rate card, twelve cities. Almost nobody in this trade publishes what a visit costs before you ring — we would rather you worked it out first. Routine cleaning is priced per area. Water damage is assessed on site, because quoting a flood over the phone is guesswork.

Cleaning services, priced per area

These are quoted from the published rate card, with no call-out fee. Brampton carries no travel fee; outside it a $40 travel service fee may apply. The minimum service call is $175, which is worth knowing before you book a single small room.

Carpet Cleaning From $69 a small bedroom, $99 a large bedroom or living room Portable hot water extraction — steam cleaning, in the words most people use. Pre-spray, agitate, extract, then rinse so no detergent is left behind to attract soil. Five or more areas takes 10% off the carpet subtotal. Upholstery & Sofa Cleaning Dining chair $20, loveseat $120, three-seat sofa $160, sectional from $250 Sofas, couches, sectionals, recliners and dining chairs, priced per item rather than per room. Lower pressure than carpet, and the fabric is tested before anything is sprayed. Area Rug Cleaning Up to 5×7 $80, 6×9 to 8×10 $120, 9×12 and larger from $180 Cleaned in place on your floor rather than taken away, with the floor beneath protected. We clean rugs; we do not repair them — fringe work, binding and reweaving are another trade. Stairs & Hallways $6 a step with an $85 minimum per staircase, hallways $45 The hardest-worn carpet in most homes and the slowest to clean properly, because every tread and riser is worked by hand rather than pulled in a straight line. Quoted separately from rooms. Pet Stain & Odour Removal $50 per affected area, on top of the room rate Treated at the source rather than masked at the surface. Urine that has reached the underpad is a different job from a surface stain, and we will tell you which one you have. Commercial Carpet Cleaning $0.40 a square foot, $175 minimum Offices, retail, corridors and common areas, usually after hours. Portable equipment goes up in the service lift, so upper floors are cleanable without a hose run from a vehicle.

Emergency water extraction and flood cleanup

Different work on a different clock. There is no rate card for water damage because no two are the same — how much water, what kind, how long it sat, and what is under the carpet all change the job. Every one is assessed in person.

Water Damage Restoration Assessed on site — no phone quotes Answered around the clock, because delay decides how much is salvageable. We do the extraction and the structural drying. Where remediation is needed we bring in licensed restoration contractors. Flood Cleanup Assessed on site — no phone quotes Bigger than a leak and it needs a faster response. Clean water and contaminated water are different problems with different outcomes, and the first 24 to 48 hours decide most of it.

Worth knowing before you call

Nobody benefits from a wasted trip, so this list is on the site rather than discovered at the door. We do not repair rugs — fringe work, binding and reweaving are a different trade. We do not clean tile or grout. We do not carry out mould remediation ourselves; we handle the water extraction and structural drying, and licensed restoration contractors do remediation. And we are not truck-mounted — every job is portable extraction, which is a genuine trade-off and set out in full on the about page.

The water damage stages.

Emergency water extraction is the first few hours. Structural drying is the days after it, metered daily until the readings say the structure is dry. Both sit under water damage restoration, and neither can be quoted over the phone.
