Steam cleaning, or hot water extraction

Two names for the same thing. Hot water and cleaning solution go into the carpet under pressure, and a vacuum pulls them straight back out, bringing the dirt with them. There is no actual steam involved.

The water pressure at the wand — the tool that touches your carpet. More pressure pushes the solution deeper into the pile and pulls more soil back out of it.

IICRC-trained

The Institute of Inspection, Cleaning and Restoration Certification is the body that sets the training standard for this trade. Kharl is trained to its Water Damage Restoration Technician standard, the WRT. That training is about water, so on carpet and upholstery what he brings is over six years of doing the work.

Why we keep mentioning pH

The pre-spray is strongly alkaline, which is what breaks down ground-in dirt. The rinse afterwards is mildly acidic, which cancels it out. Skip the rinse and the leftover soap stays in the carpet and turns sticky — that is why carpet can look dirty again a fortnight after it was cleaned.

  3. We turn up and do the work. Light furniture moved, carpet pre-sprayed, cleaned, then rinsed so nothing is left behind. Kharl does the job himself.
  4. You use the room the same day. Dry to the touch in four to six hours, fully dry within twenty-four. If you are not happy, the re-clean is free.

How often commercial carpet needs cleaning.

High-traffic commercial spaces — retail stores, medical offices, restaurant waiting areas — generally benefit from professional cleaning every 3-6 months. Lower-traffic office spaces, like private offices or conference rooms used less frequently, can often go 6-12 months between cleanings. Entrance mats and walk-off zones near doors tend to need the most frequent attention regardless of the rest of the space, since that's where the highest concentration of outdoor dirt and moisture gets tracked in first.

Office carpet takes its worst marks where nobody looks until they are obvious: under a desk, beside a bin, along the edge of a chair mat. Nothing exotic was used on it. Fibre identified, pre-spray, agitation, hot water extraction at 250 PSI, then the acid-side rinse that takes the cleaning solution back out. Leaving that solution in is what makes a spot reappear a fortnight later, which in an office is the difference between a job that held and a job that has to be done again.
