A hose does not reach a Caledon property.
Truck-mounted systems lose suction over hose distances beyond roughly 100 to 150 feet, which is a technicality in a dense subdivision and a hard limit on a rural lot near Palgrave or Alton with a long gravel driveway. On an acreage property, the far end of the house can be further from the parked vehicle than the equipment can usefully reach.
Ours travels with the technician into the building. The distance from where the vehicle stops to where the water is has no effect on what the equipment can do, which on these properties is the difference between a proper job and a compromised one.
Wells and sump pumps fail differently from municipal supply.
A meaningful number of Caledon properties, especially further from Bolton’s municipal core, run on private wells. Pressure tanks, pumps and the associated plumbing are additional failure points that a municipally supplied home does not have, and they tend to fail without anyone in the room.
Sump pump failure is the other common one, and on a rural lot it often coincides with the weather event that made the sump necessary in the first place. Both usually present as a finished lower level that was fine yesterday.
Outbuildings and separate structures need saying up front.
A carpeted loft above a detached garage, a finished basement suite or a guest space in an outbuilding are all normal on the larger properties around Palgrave and Caledon East. They are also all places a water loss can go unobserved for longer.
Mention any separate structure when you call. It matters most where a structure does not share the main house’s power, because drying equipment has to run continuously and it has to run from somewhere.
Bolton is the exception.
Bolton has a more typical mix of condos, townhomes and standard subdivision lots, and a water loss there looks like a water loss anywhere else in the GTA. The same portable equipment suits it, for the opposite reason: buildings with lift access and tighter corridors rather than long driveways.
Either way the sequence is the same. Water type established, bulk water extracted, air movers and dehumidifiers set together, readings taken daily until the structure is dry.

My property is at the end of a long laneway. Is that a problem?
No, and it is the main reason the equipment is portable rather than truck-mounted. Distance from where the vehicle stops does not reduce what the equipment can do. Water damage is quoted after an assessment on site rather than off the carpet rate card.
The water came from our well system rather than city supply. Does that change anything?
It changes the source, not usually the category: water from a pressure tank or supply plumbing is clean water. What matters more is how long it sat and what it soaked into. We establish both at the assessment.
Can you quote this over the phone?
No. What it costs turns on how much water there is, how long it has been sitting, whether it is clean or contaminated, and which materials have absorbed it. None of that is visible from a description, so the on-site assessment is free and carries no obligation.
Do you handle mould?
Not in-house, and we say so plainly. We do the extraction and the structural drying. Where remediation is needed it is carried out by licensed restoration contractors working to the industry guidelines.
