The estimator above uses the rates below, and the services page sets out what each one covers. The cleaning rates are the same in all twelve cities we serve and there is no call-out fee. Most companies in this market will not quote a figure until someone has seen the room, so here is ours in writing.

Furniture is slower work per dollar than open carpet, so any visit that includes a piece of upholstery carries the $250 minimum rather than the $175 one. Booking furniture and carpet on the same visit means one minimum instead of two.
None of these is part of a standard clean. They are counted per affected area, which is the number of areas that actually need the treatment, not the number of rooms in the house.

Specialty stain treatment is intended to improve or remove staining where possible. Results vary by fibre, age and previous treatment, so we will not promise a stain will come out before we have seen it.

If a travel service fee applies to your address, the estimator shows it on your estimate before you send anything. It is never added at the end.
Cleaning is charged by the area, priced by room type rather than by the square foot, so you can work out the figure yourself before anyone comes to the door. Upholstery, area rugs and pet treatments are quoted per item on top. Quotes are free and there is no obligation to book.
Every job is portable 250 PSI hot water extraction, carried into the home rather than run from a hose in a van. That is why a twentieth-floor condo and a rural property on a long driveway are priced the same way.
A visit costs something before any carpet is touched. The machine comes out of the van and into the home, hoses get run, furniture gets shifted, the pre-spray goes down, the extraction happens, and then all of it comes back out, gets broken down and gets cleaned ready for the next job. On a single small room, the part where the wand is actually moving is a fraction of the visit.
The $175 covers the visit rather than the minutes: the machine and its maintenance, the solutions, the fuel, the insurance, and the time either side of the cleaning itself. Kharl Reynolds does all of it personally, so there is no franchise fee or head office inside the number.
The practical consequence is worth knowing before you book, because it works in your favour. One small room is $69 of work billed at $175, which makes a single room the most expensive way to use us. Two small rooms is $138 and still bills at $175. You clear the minimum at around three areas: two small rooms and a hallway comes to $183, three small rooms to $207, two large rooms to $198. Below that line, anything you add is effectively free — put a small rug ($80) with that one small room and the total is $149, which still bills at $175, so the rug costs you nothing. At five carpet areas the ten per cent bundle discount starts on the carpet subtotal.
If you have one room on the list, this is the moment to add the stairs, or the rug you have been meaning to deal with. You are already paying for the visit.
