Mississauga is not one city so much as several stitched together, and the carpet in a Square One tower has almost nothing in common with the carpet in an Erin Mills four-bedroom. We clean both, with portable hot water extraction carried into the unit rather than a hose run from the street. Every rate is published on this page. A $40 travel service fee may apply, because Mississauga sits outside our core Brampton area.

Our carpet cleaning process
Most people call it steam cleaning. The technical name is hot water extraction and there is no steam in it. Every Mississauga job runs the same six steps.
Upholstery and rug cleaning in Mississauga
Furniture and rugs are cleaned where they sit. Nothing is taken away and nothing has to come back a week later, which matters more in a condo than it does in a house — a sofa that leaves the unit has to go down the service elevator and come back up it. The same portable machine does the work at lower pressure, with the fabric tested first, because a woven texture and an unknown dye will not always take what synthetic broadloom will.
Upholstery is priced per piece: a dining chair $20, an office chair $30, a recliner $90, a loveseat $120, a three-seat sofa $160, and a sectional starting at $250. Any visit that includes furniture carries a $250 minimum instead of the usual $175, because upholstery is slower per dollar than open carpet. Rugs are priced by size instead — $80 small, $120 medium, $180 and up from 9×12 — and a rug on its own does not trigger the furniture minimum, so a rug added to a carpet booking is often the cheapest line on the invoice. We clean rugs; we do not repair them.
Streetsville sees more rug work than anywhere else we go, for the same reason it has the least wall-to-wall carpet. Mississauga homes we serve
High-rise and condo units near Square One, Port Credit and along the Hurontario corridor. Grit is tracked through a shared lobby, a lift and a corridor before it ever reaches the unit, and a sealed building exchanges less outside air than a detached house does. Detached and semi-detached homes around Erin Mills Parkway and Meadowvale with larger carpeted areas, which usually clear the five-area discount in one visit. Established bungalows in Clarkson and older Erin Mills pockets, where carpet has had years to accumulate wear. Streetsville, which runs more to original hardwood with area rugs than to wall-to-wall, so rug work is more common there than anywhere else we go.
One local condition worth naming: humidity near the lake. Spring runoff and lake air make Port Credit and the waterfront slower to dry than inland Meadowvale, so we plan airflow accordingly rather than promising the same window everywhere.

A two-bedroom condo with the hallway
$99 for the primary, $69 for the second, $99 for the living area and $45 for the hallway: $312 for four areas.
The same two-bedroom, plus the sofa
A three-seat sofa is $160 on top of the $312, so the visit is $472.

Carpet is priced by room type. A small room up to 200 sq ft is $69, a large room or living room is $99, a hallway is $45 and a closet is $30. Five or more areas takes 10% off the carpet subtotal, and every booking carries a $175 minimum service call. Mississauga sits outside our core Brampton area, so a $40 travel service fee may apply.
Can you clean carpet in a Square One or Port Credit high-rise?
Yes, and this is the main reason people call us rather than a truck-mount company. The equipment is carried in and goes up in the lift, so there is no hose running from the street through the lobby and no loss of suction over distance. It runs at the same 250 PSI on the twentieth floor as on the ground.
My building wants a certificate of insurance and the service elevator booked. Can you do that?
Yes. Tell us when you call and we will get the paperwork to your property manager before the date. Booking the lift is usually the thing that decides the appointment time, so the earlier we know, the better the slot.
How long does carpet take to dry?
Dry to the touch in four to six hours and fully dry within twenty-four. Port Credit and the waterfront run more humid than inland Meadowvale, so we set airflow accordingly rather than promising the same window across the whole city.
Do I need to move furniture before you arrive?
No. Kharl moves standard furniture, sofas, chairs, coffee tables and area rugs, and puts it back. Beds, dressers and anything heavy or fragile stay where they are and we clean around them.
Do you clean area rugs in place?
Yes, in your home rather than taken away. That comes up more in Streetsville than anywhere else we work, where original hardwood with rugs on top is common rather than wall-to-wall carpet. Rugs are sized by dimensions, starting at $80 up to 5×7.
Can you do a move-out clean at short notice?
Often, and end-of-lease customers call the day before keys are due back regularly. The room rates do not change for short notice. A same-day visit carries a $50 priority surcharge; next-day and later does not. What limits us is the calendar.
