Burlington runs along the western edge of Lake Ontario, and that changes the job more than it sounds. Homes in Aldershot and Roseland sit in a slightly more humid microclimate than Headon Forest does, which can add an hour or two to drying. Every rate is published on this page. A $40 travel service fee may apply, because Burlington sits outside our core Brampton area.

Why Burlington homeowners choose us

  • Drying time is planned around where you are. Lakeside humidity in Aldershot and Roseland can stretch drying by an hour or two against an inland street. If you have people coming that evening, say where you live when you call and we set airflow for it.
  • The person who quotes it does it. Kharl Reynolds owns the business and runs the wand.
  • The price is published. Room rates and a $175 minimum, on this page and in the estimator.
  • Larger Burlington homes pay less per room. Millcroft and Headon Forest properties with carpet across several levels usually clear five areas, which takes 10% off the carpet subtotal.
  • Older Tyandaga floors get the right chemistry. Hardwood with rugs on top is common there, and a rug is priced by size rather than counted as a room.
  • Free re-clean if you are not happy. 48 hours to tell us, and we come back to the area at no charge.

Burlington carpet cleaning, a real result

Job: a bedroom in a Burlington home, several years without professional attention
Issue: general dulling from foot traffic and airborne dust settled into the pile, the kind you do not see until it is gone
Method: pre-spray, agitation and hot water extraction, then an acidic rinse
Result: visibly lighter and more even in tone, with the extraction lines still showing in the photograph

A Recent Burlington Project

A bedroom in a Burlington home needed a routine refresh after several years without professional attention. The carpet had accumulated the kind of everyday soiling that isn't always visible until it's gone — general dulling from foot traffic and airborne dust settled into the pile. After hot water extraction, the room came up visibly lighter and more uniform in tone, with clean extraction lines still visible in the photo below right after the pass.

Our carpet cleaning process

Most people call it steam cleaning. The technical name is hot water extraction and there is no steam in it. Every Burlington job runs the same six steps.

1. Inspect. Condition, fibre type and scope before anything is sprayed.
2. Vacuum. Dry soil first, or it turns to mud.
3. Pre-treat. Alkaline pre-spray on lanes, spot treatment on marks.
4. Agitate. Works solution into the pile where soil sits.
5. Hot water extraction. 250 PSI, then an acidic rinse so no detergent stays behind.
6. Final inspection. Walked together. Dry to the touch in 4 to 6 hours.

The vocabulary, in plain English

Steam cleaning versus hot water extraction, what 250 PSI actually measures, what the IICRC training covers, and why we keep going on about pH. It is all defined on the carpet cleaning page, along with what happens step by step if you decide to book.

Burlington homes we serve

Lakeside homes in Aldershot and Roseland, where the microclimate runs a little more humid and summer brings sand and grit in from the waterfront and the parks, which is not something inland GTA cities deal with. Larger family properties in Millcroft and Headon Forest with carpet across several levels and bigger yards, so spring mud reaches further into the house after heavy rain. Older Tyandaga homes that pair hardwood with area rugs rather than wall-to-wall. Offices and retail units, quoted by floor area.

Burlington neighbourhoods we serve

We clean throughout Burlington, including Aldershot, Roseland, Millcroft, Headon Forest, Tyandaga, Brant Hills, Alton Village, The Orchard, Dynes and Downtown Burlington.

Carpet cleaning prices in Burlington

The room rates are the same ones we charge everywhere, with no call-out fee. Burlington sits outside our core Brampton service area, so a $40 travel service fee may apply on top. Three Burlington layouts:

Two small bedrooms and a hallway

$69, $69 and $45 comes to $183, just above the $175 minimum service call.

Adding a living room and a closet

The $99 living room and $30 closet bring the subtotal to $312 and take the job to five areas, which triggers the 10% bundle discount. The visit is $280.80.

The same five areas plus a loveseat

A loveseat is $120, billed at full price on top of the discounted carpet total: $400.80.

Stairs are $6 a step with an $85 minimum per staircase, and area rugs are sized by dimensions from $80. The estimator builds your exact figure in about two minutes.

Frequently asked questions

How much does carpet cleaning cost in Burlington?

Carpet is priced by room type. A small room up to 200 sq ft is $69, a large room or living room is $99, a hallway is $45 and a closet is $30. Five or more areas takes 10% off the carpet subtotal, and every booking carries a $175 minimum service call. Burlington sits outside our core Brampton area, so a $40 travel service fee may apply.

I am near the lake. Will the carpet take longer to dry?

Usually by an hour or two, yes. Aldershot and Roseland sit in a slightly more humid microclimate than Headon Forest and the inland streets, which is a minor factor most of the time but real if you have people coming that evening. Mention where you live when you book and we will set airflow for it rather than assume the standard window.

Why is there sand in my entryway carpet every summer?

Because you are near the water. Lakeside walks and the waterfront parks bring fine sand and grit in on shoes, and it works its way to the base of the pile where vacuuming does not reach it. It is abrasive as well as dulling, so entryway carpet near the lake earns more frequent attention than an inland hallway does.

How long does carpet take to dry?

Dry to the touch in four to six hours and fully dry within twenty-four, with the lakeside neighbourhoods at the slower end of that range.

Do I need to move furniture before you arrive?

No. Kharl moves standard furniture, sofas, chairs, coffee tables and area rugs, and puts it back. Beds, dressers and anything heavy or fragile stay where they are and we clean around them.

Do you clean area rugs in place?

Yes, in your home rather than taken away. That comes up often in Tyandaga and Roseland, where hardwood with rugs on top is more common than wall-to-wall carpet. Rugs are sized by dimensions rather than counted as a room, starting at $80 up to 5×7. We clean rugs but do not repair them.

Can you come at short notice?

Often, and end-of-lease customers call the day before keys are due back regularly. The room rates do not change for short notice. A same-day visit carries a $50 priority surcharge; next-day and later does not.
