Toronto is not one housing market. Condo towers along the Yonge and Bloor corridors sit blocks from century homes in The Annex and Riverdale, and the two want almost opposite things from a carpet cleaner. Our equipment is carried in and goes up in the lift, so a twentieth-floor unit and a Victorian with wool-blend carpet are both reachable. Every rate is published on this page. A $40 travel service fee may apply, because Toronto sits outside our core Brampton area.

Most people call it steam cleaning. The technical name is hot water extraction and there is no steam in it. Every Toronto job runs the same six steps.

The room rates are the same ones we charge everywhere, with no call-out fee and nothing added for parking, the lift or the floor you are on. Toronto sits outside our core Brampton service area, so a $40 travel service fee may apply. Three Toronto layouts:
A one-bedroom, bedroom and living area
$99 and $99 comes to $198.
A two-bedroom with hallway and closet
$99 for the primary, $69 for the second bedroom, $99 for the living area, $45 for the hallway and $30 for the closet is $342 across five areas. The 10% bundle discount applies: $307.80.
A sofa and a loveseat, no carpet
$160 and $120 comes to $280, above the $250 minimum that applies to any visit with furniture on it.
Stairs are $6 a step with an $85 minimum per staircase, and area rugs are sized by dimensions from $80. The estimator builds your exact figure in about two minutes.

Frequently asked questions
How much does carpet cleaning cost in Toronto?
Carpet is priced by room type. A small room up to 200 sq ft is $69, a large room or living room is $99, a hallway is $45 and a closet is $30. Five or more areas takes 10% off the carpet subtotal, and every booking carries a $175 minimum service call, or $250 on any visit that includes upholstery. Toronto sits outside our core Brampton area, so a $40 travel service fee may apply.
My building needs the service elevator booked and a loading dock window. Can you work with that?
Yes, and in a downtown building it usually decides the appointment rather than the other way round. Tell us the building when you call and we will fit the dock window and the lift booking. If the property manager wants proof of insurance we will get it over before the date.
Do you charge extra for parking or for the floor I am on?
No. There is no call-out fee and nothing is added for parking, the lift or the height of the unit. The equipment is carried in, so a thirtieth-floor condo is priced exactly like a ground-floor one. The only thing on top is the $40 travel service fee that may apply outside Brampton.
Can you clean older wool carpet in a century home?
Yes, and it is cleaned differently. The pre-spray that suits a synthetic traffic lane runs at pH 12.3, far too alkaline for wool. Wool gets the acidic rinse on its own, at pH 4.2 to 4.5, with no alkaline pre-spray at all. In The Annex and Riverdale we identify the fibre before anything is sprayed rather than assuming.
How long does carpet take to dry?
Dry to the touch in four to six hours and fully dry within twenty-four. A sealed high-rise unit exchanges less outside air than a detached house, so we set airflow rather than relying on an open window.
Do I need to move furniture before you arrive?
No. Kharl moves standard furniture, sofas, chairs, coffee tables and area rugs, and puts it back. Beds, dressers and anything heavy or fragile stay where they are and we clean around them.
Can you clean a sofa and the carpet on the same visit?
Yes, and it is cheaper than booking them separately. The minimum applies once per visit rather than once per service. A visit with furniture on it carries a $250 minimum instead of $175, so two separate appointments would mean paying both.
