Carpet Cleaning Brampton, ON
Our home base. From Bramalea to Mount Pleasant, Brampton homeowners get the fastest response times and the same equipment we trust in our own neighbourhood. Being based here, Kharl can often offer same-day or next-day appointments across Brampton when other companies are booked out a week.
Run by Kharl Reynolds, who quotes the job and does the cleaning himself. Over six years cleaning carpet and upholstery, insured, and the only person who will be in your home.
Rate card
Brampton is where this business is based, not a city it drives out to. We clean carpet, upholstery and area rugs in houses, townhouses, condos and offices across the city, using portable hot water extraction carried into the property rather than a hose run from a van. Every rate is published on this page, so you can price the job before anyone comes to the door.
Why Brampton homeowners choose us
- The person who quotes it does it. Kharl Reynolds owns the business and runs the wand. No dispatcher, no gap between the quote and the work.
- The price is published, not quoted on the doorstep. Most Brampton carpet cleaning sites show no numbers at all. Ours are on this page and in the estimator.
- The rinse is the point. An alkaline pre-spray is flushed back out with an acidic rinse, so no detergent is left behind to turn tacky and pull soil straight back in.
- Portable equipment reaches what a truck mount cannot. Same 250 PSI on a ninth-floor condo as in a bungalow, with no hose through a lobby and no parking to hold.
- Same-day is genuinely more likely here. Brampton is home base, so there is no cross-GTA drive to fit around. Same-day carries a $50 priority surcharge; next-day does not.
- If you are not happy, the re-clean is free. Call within 48 hours and we come back to the area at no charge.
A Recent Brampton Project
A vacant unit near Bramalea needed a full carpet reset before new tenants moved in. With the unit empty, our hot water extraction system had full access to every edge and corner — the carpet came up noticeably lighter and more even in tone. Dry time on this well-ventilated, empty unit ran around 4-5 hours.

A same-day move-in clean, furniture already in
The opposite job to the one above. This Brampton house was already furnished and lived in, and the carpet was done the same day it was booked. The pale lanes across the floor are the wand, nap lifted in the direction of each stroke. They settle out as the pile dries and are not a mark left behind.
Move-in is the easiest time to have this done and the one most people miss, because the rooms are at their emptiest before the truck arrives rather than after. Same-day is genuinely possible here since Brampton is home base, and it carries a $50 priority surcharge. Next-day does not. If you are going the other way, the end-of-lease guide covers what a landlord actually looks for.
Stairs and landings, on the same visit
Stairs are worked by hand with a small tool rather than the wand used on open floor, because every tread, riser and nosing has to be reached separately. Winders and landings like the one on the left are the slowest part of any staircase and the part a rental machine cannot get into at all.

What Cleaning Fixes, and What It Cannot
This is a Brampton bedroom, before and after. Before we arrived, the customer had tried bleach on a stain. That is the single most common thing we are called in after, and it is worth showing what happened rather than only showing the wins.
Why bleach does not come out
A stain is something sitting in or on the fibre, and extraction is very good at pulling that back out. Bleach is not a stain. It strips the dye out of the fibre and leaves carpet with no colour in it. There is nothing left to remove, so there is nothing a cleaning can do about it.
Colour repair is a separate trade that re-dyes the spot by hand, and we do not do it. What we can tell you honestly is which marks on your floor are soil and which are damage, and we would rather do that at the quote than after you have paid for a visit expecting both to disappear.
If something has just gone on the carpet: blot it, do not rub it, and use water rather than whatever is under the sink. Call or text 437-873-3116 before you try a product on a floor you care about. The same logic applies to old pet accidents, which can leave a permanent dye change of their own — that is covered on the pet stain and odour removal page.
The same room, filmed after the clean
Five seconds, no sound. The arrow marks where the bleach went on. Everything around it came up; that patch is where the carpet has no dye left.

Our carpet cleaning process
Most people call it steam cleaning. The technical name is hot water extraction and there is no steam in it — heated water and solution go into the pile and come straight back out under vacuum. Every Brampton job runs the same six steps.
In plain English
Carpet cleaning has its own vocabulary, and most of it is on this page. Here is what those words actually mean — and what happens if you decide to book.
Two names for the same thing. Hot water and cleaning solution go into the carpet under pressure, and a vacuum pulls them straight back out, bringing the dirt with them. There is no actual steam involved.
The water pressure at the wand — the tool that touches your carpet. More pressure pushes the solution deeper into the pile and pulls more soil back out of it.
The Institute of Inspection, Cleaning and Restoration Certification is the body that sets the training standard for this trade. Kharl is trained to its Water Damage Restoration Technician standard, the WRT. That training is about water, so on carpet and upholstery what he brings is over six years of doing the work.
The pre-spray is strongly alkaline, which is what breaks down ground-in dirt. The rinse afterwards is mildly acidic, which cancels it out. Skip the rinse and the leftover soap stays in the carpet and turns sticky — that is why carpet can look dirty again a fortnight after it was cleaned.
What happens if you book
- You call or text 437-873-3116. Tell us which rooms. You get a price on that call — nobody has to visit first, because every rate is published on this page.
- We agree a time. Same-day and next-day are often available. Same-day carries a $50 priority surcharge; next-day does not. What limits us is the calendar, not the price.
- We turn up and do the work. Light furniture moved, carpet pre-sprayed, cleaned, then rinsed so nothing is left behind. Kharl does the job himself.
- You use the room the same day. Dry to the touch in four to six hours, fully dry within twenty-four. If you are not happy, the re-clean is free.
Brampton homes we serve
Detached houses and townhouses through Springdale, Mount Pleasant and Credit Valley, where carpet is newer synthetic broadloom and the job is usually construction dust or steady family wear. Apartments and condos around Bramalea City Centre and the Mount Pleasant GO station, where nothing can leave the unit and a hose cannot reach. Bungalows and split-levels in Heart Lake and Downtown Brampton with older carpet, including wool blends that need a gentler chemistry. Offices, clinics and managed properties, quoted by floor area instead of by room.
Two local conditions drive most of the calls. Winter salt rides in on boots and dulls entryway carpet, and it is abrasive as well as visible. Finished basements sit close to the foundation and run more humid than the floors above, so basement carpet usually needs a shorter interval than the bedrooms do.
Brampton neighbourhoods we serve
We clean throughout Brampton. Each of these neighbourhoods has its own page now, covering what the housing there actually means for carpet. Bramalea, Heart Lake, Springdale, Sandalwood, Castlemore, Credit Valley, Mount Pleasant, Fletcher’s Creek and Downtown Brampton. Every surrounding neighbourhood in the city is covered too.
Carpet cleaning prices in Brampton
The rates are the same ones we charge everywhere we work. Brampton is our core service area, so no travel service fee applies here and there is no call-out fee. Cleaning is billed by the area, so the figure depends on how many rooms you have done rather than how long it takes. Three layouts we see regularly:
Two small bedrooms and a closet
$69, $69 and $30 comes to $168, below the $175 minimum, so the visit is $175. Worth adding a hallway — you are paying the minimum either way.
Two small bedrooms, a large bedroom and the upstairs hallway
Four areas, one short of the volume discount: $282.
The same four areas plus a living room and a closet
Six areas at $411 list, so the 10% discount applies and the visit is $369.90.
Stairs are quoted separately at $6 a step with an $85 minimum per staircase, so most Brampton two-storey flights land at the minimum. If you are weighing us against a cheaper quote, what a low Brampton price usually leaves out is worth ten minutes. The estimator builds your exact figure in about two minutes.

Frequently asked questions
How much does carpet cleaning cost in Brampton?
Carpet is priced by room type. A small room up to 200 sq ft is $69, a large room up to 400 sq ft or a living room is $99, a hallway is $45 and a closet is $30. Five or more areas takes 10% off the carpet subtotal. Office and commercial carpet is $0.40 a square foot. Every booking carries a $175 minimum service call, or $250 on any visit that includes upholstery.
How long does carpet take to dry?
Dry to the touch in four to six hours and fully dry within twenty-four. Newer Springdale and Mount Pleasant homes with forced-air systems tend to be at the faster end. That window comes down to how much water is left in the pile when we finish, which is decided by the rinse rather than the weather.
Do I need to move furniture before you arrive?
No. Kharl moves standard furniture, sofas, chairs, coffee tables and area rugs, as part of the service and puts it back. Beds, dressers and anything heavy or fragile stay where they are and we clean around the legs rather than risk damage.
Can you remove pet stains and odours?
Yes. Enzyme treatment breaks down the uric acid crystals that hold the smell rather than covering it, at $125 per affected area. Timing decides most of it: a same-day accident usually lifts completely, while one that dried into the backing months ago can leave a permanent dye change no treatment reverses. We say which is which at the quote.
Can you remove bleach marks from carpet?
No, and nobody can with a cleaning. Bleach does not leave a stain sitting in the fibre, it strips the dye out of it, so there is nothing left to extract. Re-dyeing the spot by hand is a separate trade we do not offer. There is a photographed Brampton example further up this page.
Do you offer same-day carpet cleaning in Brampton?
Often, and more reliably here than anywhere else we serve, because Brampton is home base and there is no cross-GTA drive to fit around. A same-day visit carries a $50 priority surcharge; next-day and later does not. Call and we will tell you what is genuinely open today rather than holding a slot we cannot keep.
How often should carpet be cleaned?
Most Brampton homes do well on once a year, more often with pets, small children or a finished basement, which runs more humid than the floors above. Carpet manufacturers commonly ask for professional hot water extraction every 12 to 18 months as a warranty condition, so it is worth checking yours.
