The arithmetic worth knowing before you book

Furniture is slower work per dollar than open carpet, so a visit that includes any upholstery carries a $250 minimum service call rather than the $175 that applies to carpet on its own. It is a minimum on the visit, not on each piece, and that single fact decides how most upholstery in Brampton actually gets booked.

One three-seat sofa

$160 on the rate card, which is under the minimum, so the visit is $250. You have $90 of headroom you are paying for either way.

A sofa and a loveseat

$160 and $120 is $280, over the minimum, so you are paying for the furniture rather than for the appointment.

Six dining chairs

$20 each is $120, well under the minimum, so the visit is $250. This is the clearest case for adding the carpet in the same room.

Booked with carpet on the same visit, one minimum covers both, and the arithmetic is not close. A living room at $99 plus a three-seat sofa at $160 comes to $259 in one visit. The same two jobs booked separately are a $175 carpet visit and a $250 upholstery visit, which is $425. Carpet cleaning prices in Brampton sets out the room rates, and the estimator totals furniture and carpet together.

Fabric decides the method, not the price

Upholstery fabric varies far more than carpet does, and a method that is perfectly safe on one sofa will mark another. Before any solution touches a visible surface we test a hidden spot, usually the underside of a cushion or the back of the piece, for colourfastness and shrinkage. It is the first step of the five-step sequence a sofa gets, which runs longer and at lower pressure than the three steps carpet takes.

Synthetic blends like polyester and microfibre take standard hot water extraction well, and that covers most of the sofas and sectionals in Brampton homes. Natural fibres, cotton, linen, velvet and anything with silk in it, are sensitive to heat and moisture and can water-mark or lose their finish if cleaned the wrong way. Those get low-moisture cleaning instead, which uses far less water and dries faster.

What we do not take on: leather and faux leather. Those need a non-extraction approach that is a different trade from fabric upholstery, and we would rather say so than improvise on your furniture. If a care tag warns against water-based cleaning and low moisture is still not safe, we will tell you that on the phone rather than after we have arrived.

Two Brampton jobs, filmed on the day

Both of these are our own work in Brampton homes. They are here because they show the two fabrics most Brampton furniture is made of, and the two behave differently enough that it is worth seeing before you book.

A microfibre suite

An armchair, a sofa with the ottoman, and a set of dining chairs, all in one visit.

Beige microfibre is the most common upholstery fabric in Brampton homes, and the least forgiving to look at. It shows body oil and hand marks along the arms and the headrest long before the rest of the piece looks dirty. It takes standard hot water extraction without trouble. A whole suite is also where the $250 minimum stops mattering. A sofa at $160, a chair at $30 and six dining chairs at $20 each comes to $310, so you are paying for the furniture rather than for the appointment.

A grey pile sofa

The lanes in the nap are the tool passes. They settle out as the fabric dries.

This is a pile fabric, so the nap lifts in the direction of the stroke and the piece comes out striped. That is the thing worth knowing in advance: an hour after we leave, a sofa like this still looks lined, and people read that as a fault. It is not. The lanes go as it dries, the same way they do on carpet.

Condos, townhouses and the furniture that cannot leave

A good deal of Brampton is stacked housing, from the apartment blocks around Bramalea City Centre to the newer low-rise condos near the Mount Pleasant GO station. Getting a sectional out of one of those units and back in again is not realistic, which is why the work is done in place.

The equipment is carried in rather than run from a hose in a van, so it works the same on the ninth floor as in a bungalow, with no parking to hold and no fire door propped open. If your building wants proof of insurance or the service elevator booked, say so when you call and we will get the paperwork over before the date.

The larger detached homes out toward Castlemore and Springdale bring the opposite job: full sectionals, often with a chaise and an ottoman. Sectionals start at $250 because they are priced by how many seats and sections are actually there, so tell us the shape of it when you call and you will get a real number rather than a range.

What the cleaning actually lifts out

Upholstery collects the same embedded soil as carpet, body oils, skin cells, dust and airborne particles that settle into the weave over months of daily use. It is less obvious than carpet because a sofa does not show traffic lanes. A couch can look fine while holding a great deal of trapped soil, most of it along the seat fronts and the arms where hands and legs sit.

The piece stays where it is. It is cleaned with a hand tool at lower pressure than the wand used on open carpet, working panel by panel, and rinsed so no detergent is left behind to turn tacky and pull soil back in. Most fabric is dry to the touch in four to six hours and fully dry within twenty-four, the same window as carpet.

The honest part. Soil and oils lift well. Dye transfer from a throw or a new pair of jeans, old bleach spotting and sun fading are damage to the fibre rather than something sitting on top of it, and no cleaning reverses those. We say which is which at the quote. There is a worked example of exactly that on a Brampton carpet, photographed before and after.

Frequently Asked Questions

How much does upholstery cleaning cost in Brampton?

Furniture is priced per piece: a dining chair is $20, an office chair $30, a recliner $90, a loveseat $120, a three-seat sofa $160, and a sectional starts at $250. Any visit that includes upholstery carries a $250 minimum service call, so one or two small pieces on their own are billed at the minimum rather than the sum of the pieces.

Can I book just one sofa?

Yes, and a three-seat sofa at $160 comes in under the $250 upholstery minimum, so the visit is $250. Most people add the carpet in the same room or a staircase at that point, because the minimum has already been paid either way.

Do you clean upholstery in Brampton condos?

Yes. The equipment is carried in and runs at the same pressure on any floor, so a sofa in a unit near Bramalea City Centre is cleaned in place. Nothing has to leave the building and there is no hose through the lobby.

Do you clean leather furniture?

No. Leather and faux leather need a non-extraction approach that is a different job from fabric upholstery, and it is not something we offer. If your sofa is fabric with leather trim, tell us when you call and we will say honestly whether it is worth doing.

How long does a sofa take to dry?

Most fabric upholstery is dry to the touch in four to six hours and fully dry within twenty-four, the same window as carpet. Low-moisture cleaning on a delicate fabric dries faster than that.

Will every stain come out of my couch?

No, and we will tell you which ones before we start rather than after. Body oils and general soil lift well. Dye transfer from a throw or a pair of jeans, old bleach spotting and sun fading are damage to the fibre rather than something sitting on it, and no cleaning reverses those.

Do you move the furniture?

The piece stays where it is. We work around it with a hand tool, so nothing has to be dragged across the floor or out to a van.
